This website (the "Site") is an appointed property marketing microsite for Ayanna Resort Residences Bukit Jalil, independently owned and operated by Lim Wei Liang, a Registered Estate Negotiator (REN 69435) practising under IQI Realty Sdn Bhd (1113417-U) [E(1)1584], a Licensed Real Estate Agency ("we", "us", "the Agent"). We are an appointed marketing agent for this project. This Site is not owned, operated, or controlled by BKSP Autoworld Sdn Bhd (1065837-U), the developer of Ayanna Resort Residences, and is not the developer's official corporate website.
2. No Offer or Contract
Nothing on this Site constitutes an offer, contract, or part of the Sale and Purchase Agreement for any unit at Ayanna Resort Residences. All floor plans, unit sizes, facilities, specifications, pricing, completion dates and other project information are provided for general informational purposes only, based on the developer's own marketing materials, and are subject to change by the developer and relevant authorities without notice. Prospective purchasers must independently verify all information with the developer or at the official sales gallery before making any purchase decision.
3. Artist's Impressions
All renderings, visuals and images on this Site are artist's impressions produced for the developer's marketing purposes and are illustrative only. The actual completed development may differ.
4. Agency Fees
Prospective purchasers responding to this Site are not required to pay any estate agency fee to us in respect of the property referred to on this Site, as our firm is already retained by the developer.
5. Use of This Site
You may browse this Site and submit enquiries for genuine property interest purposes. You agree not to use this Site for any unlawful purpose, to submit false or misleading information, or to attempt to access any part of the Site not intended for public use.
6. Enquiries & Lead Data
Where you submit an enquiry via the Register Interest form or any WhatsApp button, your information is collected by Lim Wei Liang (REN 69435), IQI Realty Sdn Bhd, and handled as described in our Privacy Policy.
7. Intellectual Property
The project name, logo, renderings and marketing materials reproduced on this Site are the property of BKSP Autoworld Sdn Bhd and form part of the developer's official marketing materials for this project, reproduced by us in our capacity as appointed marketing agent. The layout, written content and design of this Site belong to the Agent.
8. Third-Party Links
This Site may link to third-party services (for example WhatsApp, or the official LPPEH register). We are not responsible for the content, availability or practices of third-party sites.
9. Limitation of Liability
To the extent permitted by law, the Agent shall not be liable for any loss or damage arising from reliance on information contained on this Site. Prospective purchasers are strongly encouraged to verify all project details directly with the developer.
10. Governing Law
These Terms are governed by the laws of Malaysia and subject to the exclusive jurisdiction of the Malaysian courts.
11. Changes to These Terms
We may update these Terms from time to time. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
